W&H Properties' highly creative approach to marketing unconventional office space atop 250 West 57th Street attracted the attention of The New York Times recently, in a business section article entitled "Quirky Top-Floor Spaces in Demand for Offices." With an eye toward media and arts-related tenants--and even some hedge-fund operators--which often prefer distinctive and out-of-the-box facilities, W&H has assembled a renovated 20,000-square-foot duplex, with a fireplace, 22-foot-high ceilings, tall sloping windows and skylights that provide abundant natural light, and access to a private 1,500-square-foot roof-top area. The roof-top access, in particular, "is a perk that adds excitement and value," according to Barry Zeller, an executive of Cushman & Wakefield, the building's leasing and managing agent, who is quoted in the article. A photo of the space at 250 West 57th Street was published with the story. According to the Times, some Manhattan landlords are creating new rentable space from top floors once used for storage or building equipment. The article says the quirky features of such spaces "make them particularly desirable for tenants seeking unconventional space to enhance their company's image." Fred C. Posniak, W&H Senior Vice President, says W&H hosted a broker event in the space and is in the process of determining whether a mezzanine level can be installed. "The Times article underscores the very proactive management approach that is taken with all Malkin properties," says Mr. Posniak. "It's a story describing how forward-looking management is embracing new ideas wherever possible to make maximum efficient use of assets, and we're delighted for W&H to play a prominent role."
