	$15,000,000 Class A Limited Partner Interests
	As of December 23, 2005, the fourth structured equity blind pool offering ("SC IV") raised capital of approximately $16,500,000. As of March 31, 2006, SC IV raised additional capital of $10,000,000 and concluded the SC IV program with a total raise of approximately $26,500,000. Similar to SC I, SC II, and SC III, SC IV is structured to provide high current returns from short term preferred equity investments in targeted residential, retail and office property types. Uninvested net proceeds are held in Fidelity US Government Portfolio and interest thereon is distributed quarterly. The first distribution occurred on April 1, 2006.
