Wien & Malkin Strategic Capital II L.P., ("SC II"), is the second structured equity blind pool offered by Wien & Malkin Securities. Following on the successful placement of Wien & Malkin Strategic Capital L.P. ("SC I"), SC II provides capital at premium returns.
Similar to SC I, SC II is structured to provide high current returns from short term investments. SC II targets principally residential, retail and office property types and locations in which the General Partner has a presence and track record.
Alternative mezzanine and structured equity sources have lowered their return hurdles in response to declining yields from alternative investments. SC II adjusted downward the Trophy cumulative annual priority returns by 1%. This adjustment provides SC II with flexibility to offer competitively priced capital.
Wien & Malkin Securities Corp., owned by Peter L. Malkin and Anthony E. Malkin, is the placement agent for the offering. Wien & Malkin LLP supervises the investment. W&M Properties of New York, L.L.C., of which Peter L. Malkin is Chairman and Anthony E. Malkin is President, sources and evaluates all SC II investments. Final investment decisions are by Messrs. Malkin as sole members of the General Partner.
